There has been in decrease in inventory between the two counties since November 2008 and an increase in properties sold. There are some great values out there and financing is very low. The best opportunities will go quickly.

While pumping gas I was checking email where I received an AH HAH Moment!
A dear friend sent me a holiday greeting. It was about her memories of growing up in Nebraska. Being Jewish her Mom made Star of David cookies and Snowmen to cover both faiths. She went onto discuss the memories of cooking and family and how much fun she had. Then she said, You know, I do not remember a single gift I got back then. I only remember the good memories that I shared with my sisters and Mom.
For me it was an "I could had a V-8", moment with a bop upside the head! It is so hard not get caught up in the commercialization of the holidays. This year I did what I could to put a stop to the madness and a shopping list a mile long. I figured if we do Secret Santa's at church and work, why can't we do them in our own family?
One gift for the person's name you drew and don't tell until it's opened. I had a twinge of guilt when I only put one gift under the tree, so I went back and proceeded to write out cards to everyone else telling them how much they meant to me. I feel better now!
Tonight when we stand around the kitchen enjoying our Chinese take-out (not sure where that tradition started) and laughing about the year of memories, I will be relieved that I started maybe another tradition to teach my children what is most important....the love we have for each other and not the gifts that they are unlikely to recall a year from now.
May we all be blessed with the success life has to offer in 2009!

For our family (Mom and My Two Girls), it is a time of year that EXCESSIVE Decorating takes over the house, inside and out. We currently store all over the house and garage, TWENTY-EIGHT multiple sized boxes until they come out again after Thanksgiving.
The usual ones are the tree and the ornaments, a bunch of dolls and stuffed animals. A lot of holidays wares bought at church and craft bazaars throughout the years. We also try to cover the multiple faiths so the kids grew up aware of other celebrations such as CHanukkah and Kwanzaa
On the unique side, we also have lots of artwork, from little tiny pictures to massive prints that take two people to maneuver. For these we wrap every single one of them and then add bows, garland or lights. It really is a festive celebratory look. The bows are in beautiful colors of purple, creme, green, plaid and of course RED and in EVERY Size imaginable. In fact at one point I was told I had put up the wrong size. Mom said small, so I put up my definition of small. She came in to point out that I needed THIS size, as she displayed yet another bow. I corrected her to say, that size is medium.....not small!! Like I would know?!?!?
This usually all comes together while I am at work, but this year Mom has been battling a nagging cold so she was moving slower at completing the process. Since I love the completed look and I have the good fortune of being off every other weekend (thanks to a great business partner, who also happens to be my younger brother), I took my Saturday to help finish all of the decorating.

I did not think it was possible for one house to have THAT MANY BOWS! I put a bow on every picture frame and still had what looked like hundreds left. We put bows all over the front of the house on posts and trees. Back inside I started putting bows on edges of furniture and corners of walls and it still looked like there were hundreds left!
I cried Uncle and said the bows seem to be multiplying on the pool table (our table for everything, including folding clothes). I told Mom that I felt we had plenty of bows and I was done after 12 hours of decorating....I had cookies to make for an exchange party.
She said she'd finish the rest of the bows as she starts naming off all of the places she'll put them. All I know is keep moving when you come to visit, because if you stand still long enough you'll be bowed!

My brother and I had the good fortune to attend the NAR 2008 conference in Orlando last week.
Awesome experience with everything there showcased that you could possibly want to assist you with your career in real estate. Educational classes and motivational seminars as well.
The last day before we drove back to Fort Lauderdale we sat in on Joe Theismans presentation. I'd be amazed if you do not know who Joe Theisman is. I am NOT a sports fan and I know who he is!
These celebrity performances are pretty cool to attend and Joe has a really cool story about his name and the Heisman trophy.
Joe was a great motivator for us except that we made a mistake prior to the presentation....We went out and ate a HUGE Greek lunch! Stuffed and exhausted from our whirlwind convention experience we went back to the convention center to see Joe as the last speaker of the convention. We sat about three rows from the front. First they said no photos and then Joe said photos are OK. I tried and tried to get a good picture of him, but the exposure was not working for me, no matter how many settings I tried.
Next thing I know Joe is walking right towards us with intent. My eyes get as big as golf balls and Jeff sits up straight! He starts talking to Jeff, well almost yelling at him positively though because unbeknownst to me, Joe had caught Jeff falling asleep while he was talking. Jeff was AWAKE Now! Next he's talking to me, looking for my name tag that was covered. I gave my name when asked and Joe took two steps back and I lifted up my camera and snapped him with white blindness.
He was a good sport about it and trust me we were both wide awake for the rest of the presentation.
We enjoyed his encouragement and stories of the obstacles he encountered through his life and how he was determined to overcome each one. We all have the resilience in us. Like Joe said, make a choice and keep that focus till you win.

There is a DECREASE in overall single family listings in Broward and an INCREASE in Sales. Palm Beach county shows a decrease in listing and a slight decrease in sales for single family homes. In the last two weeks when we made calls to book appointments to show properties and there were a number of listings that agents had to apologize that the property was no longer available as the property had just gone under contract. This is GREAT to show listings are moving and not so great for the Buyers that wanted to see those properties.

I'm not sure if I should admit to not knowing this. I never knew what "TRIM" notice stood for. I knew what it was, but it never dawned on me that it was an acronym for, "Truth in Mileage" notice. This is the notice that the Property Appraisers office sends out annually to tell you what your taxes will be if all of the taxing authorities budgets are passed.
The Truth In Millage notice states the taxable value that is set for the parcel compared to last year. It also lists any tax breaks on the property as well as the tax rates initially proposed by local governments.
Due to declining market conditions pretty much nationwide, the total taxable value of property in Broward declined 4.8 percent this year to $175.9 billion. It was the largest drop in value in decades and marked a dramatic departure from years of double-digit percentage increases posted in the past.
Did you know that there are 755,000 property owners in Broward County and each one of them has the opportunity to PROTEST their tax bill? Sounds fair to me except that you might want to know why your tax bill is what it is before you Attack!
First there is a deadline for property owners to appeal their new value or what tax exemptions they receive and that is Sept. 19. The petitions must be received be the Value Adjustment Board by that date. Petitions are available at www.bcpa.net.
Your TRIM Notice reflects the Property Appraisers ASSESSMENT of your property's taxable value. Here is one of the areas it gets confusing especially if you are new to living in Florida. For nearly all non-homesteaded property, the assessed value is identical to the property's market value as of January 1, 2008. For Homesteaded property, your assessed value is your "Save Our Homes" value. (READ FURTHER FOR HOMESTEAD EXPLANATION). The bottom line to all of this is: If the market value of your property that is listed on your TRIM notice is higher than you believe a purchaser would have paid, you can call and file a value petition.
The Property Appraisers office has their hands tied by the various taxing districts such as the School Board, County Commission, City Commission, Hospital District, Water Management district boards and a few others. The budgets that are set by these taxing districts have a BIG impact on your taxes (in other words, we can't just be mad at the Property Appraiser, besides the fact that she really is a nice person). If you want to argue, the hearing dates and locations are set on your TRIM Notice for each taxing authority.
I, (Joy) am a Homesteaded property owner. My taxes went down by $186 and some small change. Should I file a complaint? Probably not because I have lived in my home for 13 years (that also makes me a lousy real estate customer, but my Mother, whose lived with me to raise my girls for 22 years does not want to move and since I am never home, we stay put to keep her happy.) My neighbor who has the same home pays on average $6,000 more than I do in taxes. Why? Because they bought their home just two years ago when values were much higher and your property taxes are set based on the value at the time you purchase.
Wait there's more.....Here is the disclaimer part I mentioned above. I'm not sure about the history of this, but it was what I was told and it sounded good to me. Back in the Cowboy Days, when People gambled away their homes and families were displaced, a law was passed to protect the Homeowner occupants. It is called a HOMESTEAD Law. Later another law was passed called "Save Our Homes"- the law part is true...I'm just not positive about the Cowboy part. Anyhow Save Our Homes meant that you were guaranteed as a Homeowner that your property values would never increase more than 3 percent per year, regardless of inflation or market condition changes. This was to keep people from being taxed out of their homes. That is GREAT, for someone like me who lives in a place forever and if I sell to a low minimally qualifying purchaser, they have a much better chance of qualifying for the loan because they are qualified on current taxes. It is not so great for the recent purchaser and especially anyone that bought 2004 to 2007, because taxes are calculated on assessed value and assessed value is generally what you paid.
The law works for those of us that have been in our homes a while and it is not fair for new purchasers. I'm not a politician (although I have frequently been asked to run for Mayor), but whoever takes on the job of law reform, they have my blessing because that would mean a tax increase ultimately and we all know how well that is received.
